 EURONANTES BUSINESS PARK
With a global office space potential of 500,000 sqm, Euronantes confirms the city’s strategy of positioning itself as a European hub. Located on the banks of the Loire, close to the TGV (high-speed train) station and just 10 minutes from the international airport, the Atlantic business area represents the cornerstone of a programme to embed urban architectural and environmental quality. It will provide investors, promoters and companies with 200,000 sqm of office space that will complement the similar tertiary offer being made available on the Madeleine Champ de Mars site. This office space breaks down into 130,000 sqm for the station district and 55,000 sqm for the Ile de Nantes. An estimated 20,000 sqm will be erected each year. Euronantes Gare Within ten years, 130,000 sqm of offices will be built in this area with a first section of 25,000 sqm for tertiary activities and 400 homes which will be completed by 2008. Shops and services will help to form a large centre of activities here near the Congress Centre, a few hundred yards from a pleasure pool and the historic town centre. This new business centre is being presented as one of Nantes’ future economic powerhouses with a French national railway station serving as the focal point. Currently, nearly 7 million passengers pass through the Nantes central station each year, 9 to 11 million passengers are expected in 2012. The Euronantes Gare project is definitely on the right rails. Euronantes Tripode Apart from some fading memories, nothing remains of the 17 storey Tripode by the Loire. The three wings of the building, a symbol of the 70s, were destroyed by controlled implosion a year ago. Now there is space for a new business area, the Euronantes Tripode. While waiting for the first cranes to arrive on site, Samoa, the public/private sector investment company responsible for managing the development of the Ile de Nantes area, has selected its developer. From a competition with eight other groups, it is Nexity/Axa Reim which has been selected to carry out a project covering 45,000 sqm. This is a multi-function complex that will include 20,000 sqm of offices, 8,000 sqm of shops, 10,000 sqm of residences and 7,000 sqm of hotels. Work should begin in June 2007 with the first completions in the second half of 2008. Eventually the Euronantes Tripode will have 95,000 sqm of buildings including 55,000 sqm dedicated to company offices, all at the heart of the Nantes’ metropolitan area.
